What is a Short Sale?
When a homeowner wishes to sell their home for less than the amount of the mortgage on the property.   This sale will need to be approved by the bank that made the mortgage. They will need to accept a payment that is less than the amount of their mortgage.   If the short sale has been approved by the bank already, Short Sales can be a great opportunity to purchase.
 
What is a Foreclosure?
When a home owner does not make the appropriate and timely payments on their mortgage, the lender has the choice of foreclosing on the home - either forcing an auction of the home to the public or taking over ownership of the home. This process begins with a bank filing a Lis Pendens, a lien on the property. The foreclosure process  can take anywhere from 2 months to 2 years.  During this period, many banks are open to selling off the mortgage note at discounted prices.   If the bank completes the foreclosure process and the property is not bought by an outside bidder at auction, it becomes REO – Real Estate Owned by the lending bank.
